A deck is an extension of your home. You could actually view it as another piece of fine furniture.  You want it to look nice but its very
time consuming and sometimes you just cant figure out why you have to re-do it every year.  There is a way to take the guess work out
of deck sealing.
Let a professional deck restoration company do it.  Wood restoration is our passion.  We are the only company in
Pinellas County to be certified by the
PWNA (Pressure Washers of North America,) in wood restoration and preservation.  There is
nothing like a wood deck to add beauty to a home.  Its a place to hang out in nice weather and to entertain your friends.  There are
more than 21 Million wood decks in the US.  Most in Florida are made from Pressure treated wood, but more
and more consumers are
turning to composites or hardwoods
which have their own maintenance issues.  Problems arise because few people know how to
finish wood-much less how to do a complete restoration of wood.  Contractors and homeowners that use high pressure to clean wood
can permanently damage it, (see bottom left of page for an example.)  The big box and paint stores recommend sealers that actually
cause problems-
lawsuit against Behr, are usually difficult to use and do not last anywhere near as long as the manufacturers say they
will.  Let us show you how wood should be finished and properly maintained so your deck will have a long life and will stay looking
beautiful, a place you would be proud to entertain your closest friends on and not worry about the all the work you'll have to do to
maintain the beauty.
This dock in Odessa, FL is made of IPE, a very dense, expensive hardwood.  It was left to weather for 5 years and had
developed severe mildew and even lichen growth, actually causing surface degradation to one of the hardest woods
known.  After some heavy cleaning and extensive sanding, it was stained with Wood Tux Brand stain.  Much better
looking isn't it?  The stain will prevent mildew and the UV degradation and color change so prevalent to wood in Florida.
This second story deck in Clearwater was
sealed with Thompsons Water Seal.  This type
of stain offers no UV protection and lasts a
very short time in its protection against mold.
It is now protected and beautiful and the stain
will last several years without any further
finishing.

This Largo, FL deck was built close to the ground limiting airflow
underneath.  An oil based finish protects from sun damage and
water intrusion and allows the wood to breath naturally for maximum
protection.
This beautifully built Tampa, FL deck and arbor had a failing finish that
was stripped off.  A new finish was applied that maximizes the beauty
of the wood and protects it from the elements.
The finish on this Saint Petersburg dock is failing like on the
gazebo.  Some wood had to be replaced.  It was then finished
with the same tint as the gazebo.
The teak benches were stained
with a different tint than the
dock.  The Gazebo and dock
were done with the same tint.
Notice the difference in color
when viewed at different
angles.

The pigments in the finish
reflect light to protect the wood
from harmful UV rays and look
different when seen at a
different angles or on different
wood.
These decks in Redinton Beach were severely weathered and had several coats of
an acrylic sealer that were failing.  A solid
color stain was used to protect the wood
from the harsh beach front environment.  We do not feel that solid stains are the
best choice for wood, however, in some instances it is necessary to apply a solid.
Remember- Painters know how to paint, Deck builders know how to build decks.  Let
Chapman Property Services, LLC show you how to restore and protect your exterior
wood so you can enjoy it for many years to come.
This is and example of damage
done to wood by improper use of a
pressure washer!
The pressure washer is only a tool
a professional deck restoration
company will use along with the
proper cleaning and stripping
chemicals.  Knowing what to use
and the proper pressure to apply is
what makes us pros!
Weathering Process of Wood

Wood, Decks, Fences, and Florida Weather

The forces of weather can be devastating to wood.
Rain, Sun and morning dew are quickly absorbed by
unprotected wood, causing it to swell.  When the
sun's heat dries the wood, it shrinks.  These cycles
of wet and dry, swelling and shrinking cause wood
to warp, split, crack, and become discolored and
unattractive.  Thus causing the wood to age
prematurely and the need for replacement to occur
before it's time.

This process is even worse for decks and fences.

Because they are horizontal surfaces, decks hold
water for prolonged periods of time, accelerating
the damage.  The dampness attracts pollen and
fungal spores which collect and cause ugly
discoloration.  And, decks are subject to 40-50
percent more direct sunlight than comparable
vertical surfaces.  This results in unique thermal
stresses to the wood.  In addition to all of this,
decks are subject to foot traffic, animals, physical
wear and tear, and ground-in dirt.  Even if your
deck or fence is pressure treated wood, this does
not mean weatherproofed.  Pressure treated wood
has been injected with a chemical, Chromated
Copper Arsenate, that protects it against rot and
termites.  But
pressure treating wood does not
give it weather protection.
 In fact, it actually makes
the wood surface more porous - even more
susceptible to moisture damage.

All is not lost if your deck or
dock is "HORRID"
looking.

We use environmentally safe cleaners to restore
your wood to a like new appearance then protect
and beautify your wood with the best contractor
grade stains

This Tampa gazebo had been sealed with a
water based solid stain.  There were many
areas where the wood had degraded because
of the poor quality of the finish.  After stripping

off the old stain and some extensive sanding,

a high quality oil stain was applied for long
lasting protection and beauty.
This dock in New Tampa had also been sealed
with the same solid stain as the gazebo above.
After extensive stripping and some new boards
(where the stain actually caused rot by trapping
water,) it was re-sealed with the same oil stain as
the gazebo above.
Trex and other composites are not as maintenance
free as they are said to be.  The can still get
mildew and ground in dirt.  This huge Trex deck
in
St. Pete Beach
was cleaned 3 years ago and you
can see how much mildew has grown
along with
ground in dirt
